Pros and cons of using a real estate agent to market your house

Marketing and Advertising

Using a real estate agent puts the benefits of her knowledge at your fingertips. You have to realize, however, that an agent is doing much more than showing potential buyers around your home. They know about the real estate market. They are performing the fine art of selling. An agent knows how to market a product to potential buyers, which features to mention, how to mention them, how to suggest possibilities and plant ideas in the buyers’ minds that they may not have come up with on their own. The art of the sale is often about making others see possibilities when there is real estate for sale. But you can do all of this stuff yourself, right?

If you possess all the details you need to land the sale, then you may actually save time and money showing your home for sale yourself. If you know how to present the floor plan, for instance, and how to show off your house’s most attractive features, then perhaps you should give it a shot. However, many people do not have the skills to sell their home, nor the knowledge of the real estate market, and will benefit greatly from letting an experienced professional do it. Interestingly several individuals of late became able to sell their homes by internet classified advertising after falling short elsewhere.

An agent knows what information to present to potential buyers and has access to that information. For instance, the agent can tell people where to look for neighborhood statistics, such as information on schools and crime in the neighborhood. They also know how much other houses have sold for in the neighborhood and why they sold for a particular amount. In addition, as a matchmaker between buyers and sellers, they know other professionals, such as lawyers, whose services may be needed in the process. They know everything that is supposed to happen when there is a piece of real estate for sale.

If you do business through a real estate agent, you will get the benefit, not only of his or her experience and networking skills, but also from a solid base of real estate education. In essence, your real estate agent is a smorgasbord of information that you would either not have access to, or that you would have to spend a lot of time tracking down.

Perhaps the most important skill your real estate agent has that will benefit you is his or her power of negotiation. Of course, if you are a skilled real estate investor purchasing another property for your portfolio, you may not need this particular skill, but most buyers are not savvy investors, and most buyers don’t know very much about the real estate market. Most buyers simply want a home to live in, and most sellers want to get rid of their house so that they can leave the area. For most people, it is a personal matter, and they lack the abilities of a professional. Using an agent allows you to purchase those skills and to save time in tracking down the information you will need to make the sale.
